Uneven floor temperatures
Unbalanced manifold loops leave some rooms cooler. We check flow and adjust balancing valves.
Radiant floors and multi-level systems stay comfortable when the boiler, water and controls are checked together. That is what our tune-up does.
No heat, no hot water or a gas smell? Call any time, day or night.
Many Coquitlam homes, especially newer houses on Burke Mountain and Westwood Plateau, rely on in-floor radiant heat on at least one level. Radiant systems are wonderfully even, but they are sensitive to things that a basic burner tune-up never looks at: trapped air, dirty water, a sticking mixing valve, or an outdoor reset curve that no longer suits the house.
Our boiler maintenance in Coquitlam covers the boiler itself and the hydronic system around it. We clean and test the burner and heat exchanger, but we also look at manifold flow, mixing temperatures, air separation and the condition of the water. You end up with warmer floors, quieter pipes and a boiler that is not working harder than it should.
Small problems in a radiant system often show up as one cool room or a noisy loop.
Unbalanced manifold loops leave some rooms cooler. We check flow and adjust balancing valves.
If the mixing valve drifts, floors run too hot or too cool. We test and set it.
Air in high loops causes noise and cold spots. We purge and check automatic vents.
We clean dirt and magnetic separators so debris does not reach the boiler.
We listen for bearing noise and check that circulators move the flow each zone needs.
If the house changed, such as new windows, the outdoor reset may need adjusting.
Burke Mountain and Westwood Plateau homes sit higher than most of the city, see colder nights, and often have radiant slabs in walk-out basements. Eagle Ridge houses commonly combine baseboards upstairs with floor heat below, so mixing valves are a regular part of our visit there.
In Ranch Park, Austin Heights and Maillardville, older baseboard systems are more common. They need less balancing but more attention to the boiler's age, relief valve and expansion tank.
Tell us about cold rooms, noises or high gas bills before we start.
We clean, inspect and test the boiler and its venting.
We move on to manifolds, pumps, mixing and air removal.
You get a clear account of what we did and any recommendations, with prices.
We look past the boiler to the loops and controls that decide comfort.
Every visit follows the same full list so nothing is skipped.
We quote anything extra and wait for your approval.
If something fails between visits, help is a phone call away.

Often. Uneven loops are usually a balancing or air issue. We check flow at the manifold, purge the loop and adjust the balancing valve. If the room simply loses more heat, we explain the options.
Clean, properly treated water protects the boiler and pumps. We check for sludge and signs of corrosion, and clean the separators. If the water is in poor condition, we may recommend a flush and inhibitor.
Late summer or early fall is ideal, before radiant floors need to start warming up. Slab systems are slow to respond, so you want them running well before the first cold snap.
That is usually air moving through the tubing. A good purge and a working air separator generally solve it.
