Leaking heat exchanger
Water from the boiler body or cracked cast-iron sections is rarely worth patching.
When a boiler is leaking, unsafe or simply worn out, we help you choose the right replacement and install it so the whole system runs better than before.
No heat, no hot water or a gas smell? Call any time, day or night.
Plenty of old boilers deserve another repair. Boiler replacement makes sense when the heat exchanger is cracked or leaking, when parts are no longer made, when repairs keep stacking up, or when the boiler is so oversized and inefficient that a new one would noticeably cut your gas use. We will tell you which side of that line your boiler is on.
A replacement is also the moment to fix what the old installation got wrong: oversized equipment, missing air and dirt separation, poor zoning, or a hot water setup that never kept up. Able Pro sizes the new boiler from a heat-loss calculation, cleans the existing system so the new heat exchanger is protected, and gives you a clear quote before anything comes off the wall.
One of these alone does not always mean replacement, but several together usually do.

When major parts fail one after another, the money is better spent on a new boiler.
Older atmospheric boilers send a lot of heat up the chimney compared with modern condensing units.
Soot, flame rollout, corroded venting or carbon monoxide readings are serious and need action.
Some older models use controls and gas valves that are discontinued or hard to source.
Replacing the boiler is a good time to add an indirect tank or move to a combi.
We look at the boiler, piping, emitters, venting and hot water, and talk about what bothers you.
You get options, from like-for-like to condensing or combi, each with a clear price.
We remove the old unit, clean the system, and install the new boiler with proper piping.
We test combustion, balance zones, and show you how the new controls work.
If a repair makes more sense, we will tell you.
A right-sized modulating boiler runs longer, steadier cycles and wastes less gas.

Old boilers are heavy and messy to remove. We protect the floors and leave the space clean.

Not necessarily. Many homes with an old atmospheric boiler do well with a modulating condensing boiler, especially if they have radiant floors or generously sized radiators. Homes with small baseboard loops may need higher water temperatures, which affects how much a condensing boiler can actually condense. We explain the trade-offs for your system.
A condensing boiler vents through plastic pipe, so the chimney may be left serving only a gas water heater. A chimney sized for both can be too large for the water heater alone, causing poor draft and condensation. We check this and recommend a liner or another fix if needed.
Old systems carry sludge and magnetite that can clog the narrow passages in a modern heat exchanger. Flushing and adding a dirt separator protects the new boiler and helps keep the manufacturer's warranty valid.
Some homes can move to a ducted or ductless heat pump, and air-to-water options exist for hydronic systems. It depends on your emitters, insulation and budget. We will lay out what is realistic for your house.
Programs change often. Some offers through BC Hydro, FortisBC, CleanBC or your municipality may apply depending on the equipment. We confirm what is currently available during the quote and help with the application.
