Gas storage tanks
Familiar, affordable to replace and able to deliver a large burst of hot water at once.
No hot water, a puddle under the tank or showers that run lukewarm too soon. We repair, replace and install tank, tankless and heat pump water heaters.
No heat, no hot water or a gas smell? Call any time, day or night.
Water heaters are one of the hardest-working appliances in a house, yet most people only think about theirs when it fails. Water heaters in Metro Vancouver homes come in three main types: storage tanks heated by gas or electricity, tankless units that heat on demand, and heat pump water heaters that move heat from the surrounding air into a tank.
Each has a place. A gas tank is simple and works during a power outage. Tankless saves space and supplies continuous hot water if it is sized well. A heat pump water heater uses far less electricity than a standard electric tank and qualifies for rebates in some programs. When yours needs attention, we look at your household size, gas and electrical capacity, venting and available space, then explain the options clearly.
Six things that matter when you choose or replace a water heater.
Familiar, affordable to replace and able to deliver a large burst of hot water at once.
Continuous hot water and wall-mounted installation, with flow limited by burner size.
An efficient electric option that also cools and dehumidifies the space where it sits.
Rusty water, rumbling noises, a leaking base or a pilot that keeps going out.
Too small means cold showers; too large wastes energy keeping unused water hot.
Some efficient models qualify for utility or provincial programs, and we help with applications.
Tell us the type and age of your water heater and what is happening.
We test ignition, controls, venting and the tank or heat exchanger.
You get clear options with a quote for each, and we explain the trade-offs.
Old tanks are removed, the new unit is commissioned and temperatures are checked.
A leaking tank does not wait for business hours, and neither do we.
We install and service tanks, tankless and heat pump units, so advice is not tied to one product.
Venting, relief valves, expansion tanks and seismic straps are checked on every install.
We protect your floors and leave the utility room cleaner than we found it.

Most gas and electric tanks last roughly ten to fifteen years. Soft Metro Vancouver water helps, but sediment still builds up and the anode rod wears out. Annual flushing and an anode check can extend tank life.
It depends on your hot water use, gas supply and venting options. Tankless is excellent for continuous use, while a tank delivers a large volume quickly and is simpler to replace. We will compare both for your house.
Popping or rumbling usually comes from sediment at the bottom of the tank trapping water that boils under the layer. Flushing can help, though on an older tank it may be a sign that replacement is near.
Yes. The BC plumbing rules require tanks to be strapped to resist earthquakes. We install straps on every new tank and check existing ones during service.
When water heats, it expands. In homes with a pressure reducing valve or check valve, that extra volume has nowhere to go, and an expansion tank absorbs it. Without one, the relief valve may drip and fixtures can be stressed.
Yes, if the space has enough air volume and stays above the minimum temperature in the manual. It cools the room slightly, which many owners appreciate in a damp basement.
