Hot Water Tank Maintenance That Adds Years

A little attention once a year keeps sediment down, protects the steel and catches small problems early. Able Pro maintains gas and electric hot water tanks across Metro Vancouver.

  • Sediment flush included
  • Anode rod checked
  • Safety valves tested

No heat, no hot water or a gas smell? Call any time, day or night.

Overview

Why hot water tank maintenance is worth it

Inside every storage tank, two slow processes are always at work. Sediment settles on the bottom and insulates the water from the burner, and the steel shell tries to corrode wherever the glass lining has tiny gaps. Hot water tank maintenance slows both of them down.

The anode rod is the part most people have never heard of. It is a metal rod that corrodes on purpose so the tank does not. Once it is used up, the tank starts rusting from the inside. Metro Vancouver's soft water tends to wear anodes down faster than hard water does, so checking it every few years is one of the cheapest ways to protect a tank.

A maintenance visit also covers the safety side: the temperature and pressure relief valve, the venting and draft, the gas burner or electric elements, and the household water pressure. Small fixes found now cost far less than a leak found later.

What to know

What regular maintenance does for you

These are the practical benefits homeowners notice after a proper service.

01

Less sediment, quieter tank

Flushing clears the layer that causes rumbling and popping and lets the burner heat water instead of grit.

02

Protected steel

Replacing a spent anode rod before it is gone can add meaningful life to the tank.

03

Working relief valve

The temperature and pressure relief valve is the tank's last line of defence, so we make sure it opens and reseats properly.

04

Clean, steady flame

A clean burner and pilot assembly lights reliably and burns efficiently, with less soot and fewer nuisance shutdowns.

05

Safe water pressure

High pressure and a failed expansion tank quietly shorten tank life. We measure both.

06

Right temperature setting

We set the tank hot enough to limit bacteria growth while keeping scald risk at the taps in check.

Included

Our hot water tank maintenance checklist

  • Drain and flush sediment from the bottom of the tank
  • Inspect or replace the anode rod
  • Test the temperature and pressure relief valve
  • Clean the burner, pilot and flame arrestor screen
  • Test elements and thermostats on electric tanks
  • Check venting, draft and power-vent fan operation
  • Measure water pressure and check the expansion tank
  • Look for leaks, corrosion and loose seismic straps
How it works

What happens during a maintenance visit

  1. 1

    Shut down safely

We turn off the gas or power and the cold supply and let the tank cool before draining.

  2. 2

    Flush and inspect

We flush sediment, pull or inspect the anode and check the relief valve and fittings.

  3. 3

    Clean and adjust

Burner, pilot or elements get cleaned and tested, and the temperature is set correctly.

  4. 4

    Refill and report

We refill, restart, check for leaks and tell you plainly how much life the tank likely has left.

Why Able Pro

Why book maintenance with Able Pro

Parts on hand

Common anodes, relief valves and thermocouples travel with us, so most small fixes happen on the same visit.

Straight answers

If your tank is too far gone for maintenance to help, we say so instead of selling you a service.

Easy to schedule

Book online or by phone at a time that suits you, and add the tank to a care plan if you like reminders.

No mess left behind

Drain hoses, water and old parts are handled carefully and the area is wiped down when we leave.

Questions

Questions homeowners ask us

Still unsure? Call (236) 222-2222 and talk it through with us.

How often should a hot water tank be flushed?

Once a year is a good habit for most homes. Busy households, homes on well water or tanks that already make rumbling sounds may benefit from more frequent flushing.

How do I know if my anode rod needs replacing?

You cannot tell from the outside. We remove or inspect it, and if more than about six inches of the core wire is exposed or the rod is heavily pitted, it is time for a new one. A rotten-egg smell in the hot water can also point to the anode.

Can I flush my tank myself?

Some homeowners do, but older drain valves can break or fail to reseat, and a tank that has never been flushed may clog. A technician also checks the relief valve, anode and venting at the same time, which you would otherwise skip.

Is maintenance worth it on an older tank?

On a tank past about ten to twelve years, maintenance mainly buys time and peace of mind. We check its condition and tell you honestly whether to keep servicing it or start planning a replacement.

What temperature should my hot water tank be set to?

Many technicians set tanks around 60 degrees Celsius to help control bacteria, paired with a mixing valve or careful use at the taps to reduce scald risk. We set it to suit your household, especially if you have young children or older adults at home.
