Overview

Drain services for everything that flows out of your home

Drains work by gravity and slope, not pressure, so small problems build quietly until a fixture stops draining. Our drain services focus on the waste side of your plumbing: sink, tub and shower lines, the main building drain under the slab, the sewer lateral running to the city connection, and the perimeter and sump systems that keep groundwater away from your foundation.

Older homes across Burnaby, Coquitlam and Maple Ridge often have clay or concrete sewer laterals with joints that tree roots can enter, while newer homes have PVC lines that can still sag or collect grease. We match the tool to the pipe: augers for fixture lines, larger cable machines for main lines and a camera when we need to see what is actually inside.

What to know

Drain warning signs

Where the symptom shows up tells us a lot about where the blockage is.

01

One slow fixture

A single slow sink or tub usually means a local clog of hair, soap or grease in the trap or branch line.

02

Several fixtures backing up

When the lowest drain overflows as a toilet flushes, the main line is likely restricted.

03

Gurgling and bubbling

Air pushing back through traps points to a partial blockage or a vent problem.

04

Sewer smell indoors

Dry floor drain traps, failed seals or a cracked line can let sewer gas into the house.

05

Roots in the line

Recurring clogs every year or two in an older home often mean roots entering a clay lateral.

06

Water near the foundation

A wet basement after heavy rain can point to a blocked perimeter drain or a failing sump.

Included

What you can do before we arrive

  • Stop running water in the house if a drain is backing up
  • Avoid chemical drain openers, which harm pipes and technicians
  • Note which fixtures are slow and when it happens
  • Locate your cleanout if you know where it is
  • Move stored items away from floor drains
  • Check if neighbours have a similar problem
How it works

Our drain service process

  1. 1

    Locate the blockage

We test fixtures to narrow down whether the problem is a branch line or the main drain.

  2. 2

    Clear the line

The right size cable or tool goes in through a cleanout or fixture, with care for your floors.

  3. 3

    Inspect if needed

For repeat or root-related clogs, a camera shows breaks, sags or roots and their depth.

  4. 4

    Recommend next steps

You get a clear explanation, whether that is routine maintenance or a targeted repair.

Questions

Questions homeowners ask us

Still unsure? Call (236) 222-2222 and talk it through with us.

How do I know if the clog is in my main line?

If more than one fixture is affected, especially the lowest ones such as a basement shower or floor drain, the main line is the likely culprit. A single slow sink is usually a local clog.

Are chemical drain cleaners safe to use?

We recommend avoiding them. They rarely clear a full blockage, can damage older pipes and fixtures, and leave caustic water in the line for whoever clears it next.

Who is responsible for the sewer line to the street?

In most Metro Vancouver municipalities the homeowner is responsible for the lateral from the house to the property line, and the city handles the section beyond it. Check with your city if the problem appears to be near the connection.

How often should roots be cleared?

It depends on the tree and pipe condition. Some homes need clearing every one to two years. A camera inspection helps decide whether ongoing maintenance or a section repair is the better value.

Do you clean perimeter drains?

We can assess perimeter and foundation drains, clear accessible lines and check sump pits. Where drains are badly damaged, we explain the options so you can plan the repair.
