Condensing boilers
Modulating condensing boilers adjust their firing rate to the load and recover heat from flue gas when return water is cool, which suits radiant floors especially well.
A new boiler is only as good as its sizing, piping and controls. We design the install around your heat loss, your emitters and your hot water needs.
No heat, no hot water or a gas smell? Call any time, day or night.
Boiler installation is more than setting a new box on the wall. The boiler has to match how much heat your house actually loses on a cold night, the water temperature your baseboards, radiators or radiant floors need, and how much hot water your household uses. Get those wrong and even an expensive high-efficiency boiler will short cycle, run hot, and never condense.
Able Pro installs boilers in new hydronic systems, in renovations that add in-floor heat, and in homes switching to a combi to free up space. We start with a heat-loss calculation, look at your existing piping and venting route, and explain the options in plain language. You get a clear quote before work begins, and a tidy, fully tested system when we leave.
The right choice depends on your house, your heat emitters and how you use hot water.

One wall-hung unit for both heating and on-demand domestic hot water, ideal for townhomes and smaller houses where floor space matters.
The boiler heats a coil inside a storage tank, giving larger families plenty of hot water for back-to-back showers.
We pipe boilers to radiant tubing with the right mixing valves or low-temperature setpoints to protect floors and stay efficient.
Fin-tube baseboards and panel radiators each have different temperature needs, and we set up controls to suit them.
Zone valves or pumps give separate control by floor or suite, and an outdoor sensor lowers water temperature on mild days.
We measure, look at your existing system or planned layout, and ask how you use heat and hot water.
You receive a written plan with the boiler, piping, venting and controls we recommend, and a clear price.
We protect floors, install and pipe the boiler, fill and purge the system, and handle permits that gas work requires.
We test combustion, check every zone, set the controls, and show you the gauge, the shutoffs and what is normal.
We base boiler size on a heat-loss calculation, never on the label of the old unit.
Primary and secondary loops, air removal and dirt separation protect the new heat exchanger for the long run.
You approve the price and the plan before we start, with no surprises partway through.
Correct venting, relief valves and a combustion test are part of every install, along with advice on CO alarms.

Through a heat-loss calculation that looks at your walls, windows, insulation and room sizes. Many older boilers are far bigger than the house needs, so copying the old size often leads to short cycling and wasted gas.
A combi saves space and makes hot water on demand, which suits smaller households. If several people shower at the same time or you have a large soaker tub, an indirect tank usually keeps up better. We will talk through how your family uses hot water before recommending one.
When a condensing boiler pulls extra heat from its exhaust, water vapour condenses into a mildly acidic liquid. That condensate has to run to a drain, normally through a neutralizer, so it does not damage pipes or freeze in an exposed line.
High-efficiency condensing boilers vent through plastic pipe out a wall or roof, not a masonry chimney. If a water heater still uses that chimney on its own, it may need a liner, and we check for that as part of the plan.
Often, yes. Radiant floors need cooler water than baseboards, so we add a mixing valve or a separate low-temperature zone. We check that the boiler has the capacity and that the controls can handle both.
