Zone-by-zone testing
We confirm the suite thermostat controls only the suite and the main floor heats on its own call.
When two households depend on one boiler, a breakdown affects everyone. Annual maintenance keeps heat and hot water steady for the whole house.
No heat, no hot water or a gas smell? Call any time, day or night.
In many Surrey homes, the boiler serves a main floor family and a basement suite, plus an indirect tank that supplies all the hot water. That is a lot riding on one appliance. When it stops, two households lose heat and showers at the same time, and you are the one fielding the calls.
Boiler maintenance in Surrey from Able Pro covers the boiler, every heating zone and the hot water side. We service the burner and heat exchanger, check each thermostat and zone valve, and look after the indirect tank's anode rod and temperature and pressure relief valve. You get a calm, planned visit instead of an emergency in February.
Shared systems have more parts, so there is more to check.
We confirm the suite thermostat controls only the suite and the main floor heats on its own call.
We check the anode rod, flush sediment and test the T and P valve.
We confirm the boiler switches to tank recovery and back to heating as it should.
A failing end switch can keep the boiler firing or stop it from firing at all.
Several circulators mean several chances for a worn bearing. We check each one.
We test combustion and remind you that each unit needs its own CO alarm.
Newton, Fleetwood and Guildford have many homes with suites sharing one boiler, so zone testing and hot water capacity are at the centre of our visits there. Larger houses in Panorama Ridge, Sullivan and South Surrey may have several radiant zones and a big indirect tank.
Newer subdivisions in Cloverdale and Fraser Heights often have modern condensing boilers, where we spend more time on condensate and plastic venting.

Often. A zone valve that does not close fully, or a thermostat wired to the wrong zone, can let heat leak into the suite. We test each zone separately and correct what we find.
It is a sacrificial metal rod inside many indirect tanks that corrodes so the tank lining does not. Once it is used up, the tank itself starts to corrode, so checking it helps the tank last.
It is good practice, since heat and hot water will be off for part of the visit. We can give you a time window to pass along.
Usually only while we service the tank and boiler. Afterwards the tank needs time to recover to temperature, and we let you know roughly how long.
Yes. Every sleeping level in each unit should have a working CO alarm, especially when a shared boiler sits in one unit's space.
