Separate suite cooling
A ductless heat pump for the basement suite gives tenants their own control and keeps costs fairer.
Two households, three floors and one thermostat rarely end well. We design cooling for how Surrey families really share their homes.
No heat, no hot water or a gas smell? Call any time, day or night.
Surrey homes tend to be large, and many have a basement suite with tenants or extended family. That changes the math for AC installation in Surrey. One big system with one thermostat upstairs leaves the suite either freezing or stuffy, and it gives nobody downstairs any control. Splitting the home into zones, or giving the suite its own ductless system, usually works far better.
Size matters too. Bigger homes with vaulted great rooms and lots of south-facing glass gain a lot of heat, but simply buying the largest unit causes short cycling and clammy air. We calculate the load for each area, look at the furnace and duct layout, and then recommend a setup that lets each part of the house stay comfortable.
Flexible options for multi-generation houses and suites.

Motorised dampers and multiple thermostats let upstairs and main floors run at different settings.
Runs at lower capacity most of the time, which suits big homes with mixed loads.
Large homes often need an extra return or a resized trunk before adding cooling.
Vaulted ceilings and window walls may need a dedicated head or added supply.
Houses with suites already run more appliances, so we check that the panel can carry new cooling.
We install air conditioning in Fleetwood and Newton homes with secondary suites, in newer subdivisions across Cloverdale and Sullivan, and in large houses in South Surrey, Panorama Ridge and Fraser Heights. Townhouse complexes in Guildford and City Centre have their own strata rules, which we work within.
Newer subdivisions often have tighter side yards, so we pay attention to setbacks, airflow between houses and noise between neighbours when placing outdoor units.
We learn who lives where and which spaces need separate control.
Each zone or suite is sized on its own so no part of the house is short-changed.
Main system and suite system can go in together or one at a time to suit your plans.
Each household gets its own thermostat or remote and a simple explanation of how it works.
We plan for two households, not just one thermostat.
Each area is calculated separately to avoid hot and cold spots.
Our electrical team can handle circuits or panel changes when needed.
With a household of tenants and family, it helps to have technicians on call any time.

In most cases yes. A separate ductless heat pump gives the suite independent control, avoids arguments over the thermostat and lets you track energy use more fairly.
It can if the ducts and returns are designed for it and the system is zoned. Without zoning, the top floor often runs warm. Two smaller systems can also be an option.
Side yards can be tight. We check setback rules, airflow and noise, and sometimes use wall brackets or rear-yard placement to make it work.
Homes with suites often have extra laundry, kitchens and heaters. We do a load check and recommend any circuit or panel changes before installing.
