Overview

When hot water tank replacement is the right call

Some tanks fail loudly, with water across the floor. Others fade out with rusty water, rumbling and showers that get shorter every month. Either way, hot water tank replacement is the answer once the inner tank has corroded or the unit is near the end of its working life.

A replacement is also the moment to fix what was wrong with the old setup. Many older installations have no expansion tank, loose or missing seismic straps, a relief valve line that ends in the wrong place or venting that no longer suits the home after a furnace upgrade. We correct those as part of the job.

You do not have to replace like for like. If your household has grown, a suite has been added or you are tired of running out, we can size up, switch to a power-vent model or show you how a tankless unit compares.

What to know

Signs it is time for a new tank

If you notice two or more of these, start planning before the tank decides for you.

01

Water from the tank body

A leak from under the jacket or the bottom seam means the inner tank has corroded through. It will not seal itself.

02

Rusty hot water

If only the hot side runs brown, the tank is likely rusting inside once the anode has been used up.

03

Tank over ten years old

Age alone is not a death sentence, but older tanks are far more likely to fail without warning.

04

Loud, constant rumbling

Years of sediment that can no longer be flushed out make the tank noisy and inefficient.

05

Repeat repair bills

When parts keep failing on an ageing tank, the money is better spent on a new one.

06

Household has outgrown it

New family members, a suite or a bigger tub can make the old tank too small for daily life.

Included

Included in a typical replacement

  • Drain, disconnect and remove the old tank
  • New tank sized to your household demand
  • Gas permit and inspection for gas and propane tanks
  • Venting checked or updated for the new unit
  • New seismic straps, relief valve and discharge line
  • Expansion tank added where pressure requires it
  • Old tank taken away for disposal or recycling
How it works

How a replacement works

  1. 1

    Assess the old setup

We confirm the tank has failed and check venting, gas, power, water pressure and access.

  2. 2

    Choose your new tank

We recommend a size and type and quote it clearly, including any code upgrades needed.

  3. 3

    Swap it out

The old tank is drained and removed, and the new one is set, connected, strapped and vented.

  4. 4

    Start up and check

We light or power it up, test draft and temperature, check for leaks and show you the controls.

Questions

Questions homeowners ask us

Still unsure? Call (236) 222-2222 and talk it through with us.

How long does a hot water tank replacement take?

A like-for-like swap in an accessible spot usually takes a few hours. Changing size, fuel type, location or venting adds time. We give you a realistic estimate with the quote.

Should I replace my tank before it fails?

If your tank is past ten or twelve years, showing rust or rumbling loudly, replacing it on your schedule avoids water damage and a rushed decision. It also lets you choose the right size instead of whatever is available that night.

Do you take the old tank away?

Yes. Removal of the old tank is part of our replacement work, and we keep the area clean while we do it.

Will my new tank need a different vent?

Sometimes. If your furnace has been upgraded to a high-efficiency model, the water heater may be left alone on a chimney that is now too large, which can cause poor draft and condensation. A liner or a power-vent tank solves it, and we check this on every gas replacement.

Is a tankless water heater a good replacement?

It can be, especially for long showers, tight spaces or homes with high demand. It usually needs a larger gas line and new venting, so the upfront cost is higher. We quote both options so you can compare.

Are rebates available for a new water heater?

Programs from CleanBC, BC Hydro and FortisBC sometimes cover high-efficiency or heat pump water heaters. Amounts and eligibility change often, so we confirm what currently applies during the quote and help with the paperwork.
