Lukewarm showers
A restricted plate heat exchanger or a diverter valve stuck partway can limit hot water temperature.
Showers running hot then cold, or a combi that heats the house but not the tap? We repair combi boilers in townhomes and houses across Port Moody.
No heat, no hot water or a gas smell? Call any time, day or night.
Combi boilers are popular in Port Moody townhomes and newer houses because one compact unit supplies both heating and hot water. When the hot water side starts misbehaving, though, the symptoms can be confusing: the house is warm, but the shower swings from hot to cold, takes ages to warm up, or never gets past lukewarm.
Most combi hot water faults trace back to a few parts: the flow sensor that tells the boiler a tap is open, the diverter valve that switches between heating and hot water, the plate heat exchanger, or an inlet filter. Able Pro tests each one and repairs the faulty part, with a clear quote first. Heating failures and lockouts are covered too, any hour.
What you notice at the tap tells us where to look.
A restricted plate heat exchanger or a diverter valve stuck partway can limit hot water temperature.
A sticking flow sensor or low flow rate can make the burner cycle on and off mid-shower.
A failed diverter valve or flow switch keeps the boiler in heating mode.
Debris in the cold inlet filter or the plate heat exchanger restricts flow.
A diverter valve that leaks through sends hot water to the heating side when you run a tap.
Ignition, gas supply, condensate and venting faults stop both sides at once.
Townhomes around Suter Brook, Klahanie and Moody Centre are where we see the most combis, often in tight closets with condensate pumps. Hillside houses on Heritage Mountain, College Park and Pleasantside may have either a combi or a boiler with an indirect tank, and we repair both.
Older homes in Ioco and Glenayre more often have traditional boilers, where no-heat and pilot problems are the more common calls.

Usually a flow sensor that sticks or a low flow rate that makes the burner shut off. A clogged inlet filter or low-flow showerhead can contribute. We test flow and clean or replace the sensor.
It depends on its output and your incoming water temperature. Many combis manage one shower well and two with reduced flow. If you regularly need more, we can talk about options.
The diverter valve is probably leaking through, sending heated water to the heating circuit. Replacing the diverter cartridge or valve usually solves it.
Most hot water faults are repairable parts. Replacement is worth considering only if the heat exchanger is failing or repairs keep coming. We will give you an honest opinion.
